
Solar can make sense in Cyprus, but sunshine and a possible grant do not guarantee a return. The economics depend on investment, roof, load profile, self-consumption, net-billing rules, tariff, maintenance and finance.
This guide therefore does not publish invented package prices or a guaranteed payback. It explains how to compare quotes and build an auditable model.
The 2026 grid-model change
The Electricity Authority of Cyprus (EAC) announced that applications from 1 January 2026 receive new Net Billing or Virtual Net Billing agreements only.
Imported and exported electricity may not be offset one-for-one financially. Self-consumed power can be worth more than exports. Request the current calculation, agreement duration, settlement and fees in writing.
Choosing system size
Start with at least twelve months of bills:
- Annual kWh use.
- Consumption by time of day and season.
- Air conditioning, pool, hot water, EV or heat pump.
- Shade, roof direction and usable area.
- Permitted connection capacity and EAC terms.
- Expected property holding period.
Oversizing may create low-value export; undersizing leaves valuable daytime load uncovered. A battery can raise self-consumption but needs assessment of price, usable capacity, power, cycles, warranty and replacement.
Comparing quotations

Compare the total and price per installed kWp. A cheap quote can omit connection work, access, roof treatment, monitoring or warranty support.
Transparent payback model
Annual benefit = avoided imports + export revenue – recurring cost
Simple payback = net investment ÷ annual benefit
Model at least three cases:
- conservative: lower yield/export value and a maintenance/replacement reserve;
- base: documented quote and current tariff assumptions;
- favourable: more self-consumption without an aggressive power-price forecast.
Record a date and source for every assumption. Do not accept a model that simultaneously optimises yield, tariff inflation, export rate and life.
Treat grants as conditional
Programmes change and have budgets, deadlines and technical conditions. Do not deduct a grant from the project price until approval is documented.

Checks before ordering
- ownership and apartment-management consent;
- roof condition and waterproofing;
- installer status and insurance;
- EAC connection route and contract model;
- manufacturer and workmanship warranties;
- staged payment tied to acceptance;
- monitoring-data access;
- property insurance;
- disclosed commercial relationship between referrer and installer.
