Buying property in Cyprus

Buy property in Cyprus: investigate before reserving

Price is only one part of the decision. Ownership, title deed, encumbrances, planning, condition, contract, finance and total acquisition cost need independent review before payment.

First step

Buying brief

Define use, budget, region and exclusions before viewings.

Legal review

Independent

Your lawyer should represent only your interests.

Registry

DLS

Check ownership, title and encumbrances with Lands and Surveys.

Budget

All-in

Include law, registry, finance, insurance, works and ownership costs.

A buying brief before listings

Define occupation, rental or mixed use, minimum size, region, daily life, condition and maximum all-in budget.

Asking prices are not completed prices. Compare location, title status, age, energy condition and actual repair needs.

Independent due diligence

A current land record and title deed are the starting point. Encumbrances, third-party rights, permits, areas, access, common charges and open works need checking.

A new build or missing separate title requires extra contractual protection. Do not pay a reservation amount without written refund and due-diligence conditions.

  • ✓Owner and authority to sell
  • ✓Mortgages and encumbrances
  • ✓Planning and building permits
  • ✓Title deed or sale-contract protection
  • ✓Common areas and recurring charges

Acquisition and ownership cost

Allow for independent legal work, registry/transfer charges, possible VAT, finance, insurance, surveys, connections and repairs.

Taxes and fees depend on the property and transaction. Obtain a dated personalised cost schedule before commitment.

New build or resale

New builds bring construction, completion, payment-plan and title risks. Resales can be inspected physically but may hide energy or structural cost.

Both require independent legal review and, where appropriate, your own technical surveyor.

How the process works

  1. 1

Define purpose, region, all-in budget and exclusions.

  2. 2

Verify listings and providers and record viewings.

  3. 3

Appoint an independent lawyer and, where needed, technical surveyor.

  4. 4

Review registry, permits, contract, cost and finance.

  5. 5

Pay only with written protections, then document transfer and handover.

Questions users also ask

Can foreigners buy property in Cyprus?

Rules differ by citizenship and property type/count. EU citizens can generally purchase in the Republic-controlled area, but the exact property and agreement require independent review.

What if there is no separate title deed?

Additional registry, permit and contract checks are required. A deposited sale contract may create protection but does not replace due diligence.

How much are purchase costs?

They depend on VAT status, property, price, agreement and finance. Obtain a dated schedule of mandatory and professional costs.

Can the agent choose my lawyer?

You may consider referrals, but should independently appoint a lawyer who acts only for you.
